Homeowners Association:

The Homeowners Association is you. That is to say it is an association of all the owners funded through dues paid by the owners. It is responsible for paying all utilities, insurance on the common elements, maintenance of the common elements, and custodial care of the common elements. The common elements include, the lobby and all hallways, elevators, coin-op laundry and vending rooms, garages, decks and pools, and the building exterior. The Association (HOA) is also responsible for all utility services to the buildings except telephone. The Homeowners Association also provides telephone service to those not on Sands Resorts rental program for $20.00 per month plus installation. We also provide furniture replacement and other in-unit maintenance and replacement tasks upon request. You will be billed our actual cost for performing these services, plus $1.50 for administration regardless of the size or value of the job. This is basically a co-op buying arrangement established by the Board for your convenience and benefit. Any issue addressed to the Board and/or one of its members will be placed on the agenda for attention at the next meeting. All owners are welcome at all meetings.

 

 

Island Resort Corporation:

Island Resort Corporation is the principal rental agent operating at Sands Ocean Club. They were the developers of Sands Ocean Club and marketed the condominium units to all original owners. Island Resort Corporation also owns and operates the commercial elements of Sands Ocean Club which includes: Windows Restaurant, Sandal's Lounge, Ocean Annie's, the fitness center, the meeting rooms, and golf and convention services. They are solely responsible for the maintenance and operation of these facilities. As your rental agent, Island Resort Corporation (on your behalf) provides housekeeping and maintenance services inside your condominium. Through their "Owner Services Division" they also provide interior design services, furniture and appliance replacement, carpet, tile, and wall treatments. Island Resort Corporation Owner Services is a private entity and may add a small mark-up and service charge to your purchases to cover their operational costs. Island Resort Corporation also provides telephone switchboard service to all condominiums on their program and also provides long distance telephone service, which is charged to each guest upon checkout.  All golf, theater, and convention packages are handled by Island Resort Corporation.
