We have a capital project starting in 2024 and rolling into 2025 to paint all the exterior unit entry doors and the door frames on the property.  We will begin on the 19th floor and work our way down, with the expectation of completing two floors per week. 

Your assistance is greatly appreciated in ensuring that your unit remains vacant during the week your floor is scheduled for painting. We expect to begin this project on Monday December 2nd, 2024, with the expected completion date to be before Valentines Day. If you live in your unit or have a monthly renter scheduled during this time frame it will be required to give the painters access to the unit to properly prep and paint the door. Please make sure we have the correct key and or code for your unit to ensure your door will be painted. If you have not provided the RAM office a working code or key to your unit by the time the project reaches your floor your unit door will be skipped. We are getting bulk pricing to have these doors painted and if you want your door painted after the project is completed then you will incur the cost. Also please make sure that all items are removed from your door such as wreaths, stickers, or any other items that should not be placed on the outside of the door per the Master Deed of the property.  Also the contractors will not be painting the inside of the door. The inside of the door is the responsibility of the owner to maintain.

15th and 14th floor - December 16th - 20th
12th and 11th floor  - January 6th - 10th
10th & 9th  floor - January 13th - 17th

5th and 6th  floor  -  January 27th - 31st
3rd 4th and 2nd floor  - February 3rd - 7th
Make up days will be February 10th- 13th.

Hello Camelot Homeowner,

This email is to inform you that the North elevator lobby will be closed starting December 2, 2024, for a flooring project. During this time, the laundry and vending machines will be inaccessible, and the north-side elevators will not be available for exiting to the ground floor lobby.  The project will begin Monday and should be completed by 4PM on Friday December 6th. 

Please make sure to notify your rental companies and guests about this upcoming project. Thank you for your understanding while we improve the property for you and your guests.

Dear Camelot by the Sea Homeowners,

We would like to inform you of an upcoming capital project. Starting on April 8, 2024,  we will be closing the lazy river for replastering. This project is expected to run through April 19th.

The replastering of the lazy river is necessary to ensure the continued safety and enjoyment of our resort's amenities. We understand that this closure may cause temporary inconvenience, but we assure you that this project is essential for maintaining the quality of our facilities. Please forward this email to your rental company and place your guests on notice. 

We kindly ask for your understanding and cooperation during this period. We will make every effort to minimize any disruption, and we appreciate your patience as we work to enhance your resort.

Dear Valued Homeowners,

The Camelot By The Sea Homeowners Association provides a range of services for the members, including internet and telephone service within each unit. When possible, services have been negotiated with multi-year contracts to minimize cost and reduce uncertainty in yearly budgeting. The contracts covering internet and phone services have reached the end of their terms and the Board has negotiated and signed a new contract for these services. The new five-year contract bundles broadband internet and phone services, and is with IPacket Network Texas, LLC. As such, this new contract represents a yearly cost reduction for the Association. This contract will entail several improvements that will occur in the coming months.

Tentatively beginning Monday, September 11, 2023, starting from the top floor working downward through the entire building, IPacket will be on site and will be entering units to replace various hardware components of the internet and phone systems with new, state-of-the-art fiber optic equipment. This will include the installation of dual band WiFi 6 802.11ax access points in each unit. The work is expected to take three to four weeks to complete for the entire site, and the costs for equipment, installation and maintenance are included in the yearly fee. Service disruptions during the installation process are expected to be minimal. Installation time will take roughly 10-15 minutes per unit.  Granting I-packet techs access into your unit by either yourself or your guests is paramount to have this project completed in the upcoming weeks/months. Please make sure the HOA has a working key or code for your unit.  Please share this correspondence with your rental company and/or guests. 

This new equipment will increase internet speeds for all units to 100MB and will upgrade the wireless internet service to WiFi 6 standards. Individual owners will also have the option to upgrade their unit up to 1GB service through a subscription with IPacket at an additional cost paid directly by the homeowner. Additionally, the new system will bring the building into compliance with the Ray Baum Act, which requires phone systems to provide dispatchable location information when making calls to 911. You or your guests may contact Ipacket with any wifi issues or general questions at 1-877-912-1550.

HO-6 INSURANCE COVERAGE EXPIRATION NOTICE

IMMEDIATE ACTION REQUIRED

Dear Camelot By the Sea Homeowner,

We have been informed by USI Insurance Services that they are unable to find a carrier to provide competitive pricing for the bulk HO-6 insurance program covering all units at Camelot By the Sea HOA, Inc..

Therefore, on May 26, 2020 your current HO-6 policy that was previously secured for you by the HOA will expire. You must take action prior to May 26, 2020 to ensure you do not incur a lapse in this essential insurance coverage. 

A HO-6 policy is a necessity for condominium owners and includes insurance on all your personal belongings, furniture, fixtures and equipment, loss of rental income or loss of use and provides a liability insurance component in the event of an accident or injury in your unit.

If you have a mortgage, your lender most likely requires a HO-6 policy. In addition, if you rent your unit your rental agent most likely also requires a policy with adequate coverage.

It is your responsibility to contact your insurance agent and obtain your private policy. Should you not obtain this coverage you may be in violation of your mortgage agreement, your rental agreement and the master deed which governs your liability and responsibility in regards to your condominium property.

The Board of Directors has enacted a policy that all owners must obtain a HO-6 policy and provide proof of coverage to the HOA property manager (Resort Association Management) no later than May 26,2020.

We urge you to contact your insurance agent immediately to purchase a policy and obtain a declaration page in order to provide proof of coverage to the HOA. A copy of this declaration page must be forwarded to Resort Association Management. You will also receive this letter via US Mail. For your convenience, we have enclosed a prepaid postage envelope addressed to RAM for this purpose. You may also fax your declaration page to 843-497-8577 or email a scanned copy to [email protected]

With the hurricane season upon us, we urge you to contact your insurance agent or any of the agencies listed below.  The insurance agency contact information is provided to assist you in this process. It should not be construed as an endorsement or recommendation by the Board of Directors or your association management company.
