Camelot by the Sea 2020 Annual Homeowners Meeting

Regarding the administration of the Zoom Meeting, please be aware that you are invited to attend this meeting. The Zoom meeting is set up as follows: 
When: Nov 6, 2020 1:00 PM Eastern Time (US and Canada) 
You will need to pre-register to attend this meeting. You must use the same email address you have on file with RAM that is associated with your unit in order to have your registration approved.

Dear Homeowner,


In an effort to improve the cleanliness and appearance of the property, it has been decided that carpet will be placed on the upper floors of Camelot.  Floors 10-19 will be carpeted during this improvement process.  


The schedule will be as follows...


Monday         October 5th     Floor 19 

Tuesday        October 6th     Floor 18

Wednesday   October 7th     Floor 17

Thursday       October 8th     Floor 16

Monday         October 12th   Floor 15

Please note this schedule may have to be altered due to weather conditions.  If you plan on occupying or have rentals in your units during these dates we ask that you inform your guests and make sure they do not track glue into the units or onto the new carpet. The contractor will be starting on floor 19 and working their way down and finishing at floor 10 by hopefully the 19th of October.  We are not letting them work on the floors on Friday, Saturday, or Sunday.  


Side note... Doormats are not permitted in the building. This is a fire code violation.  If a doormat is left in front of your door it will be tossed in the trash.

To: All Camelot By the Sea Homeowners

Dear Homeowners:

This information is being provided to you at the request of Oceana by Vacasa:   

·         * Due to the impact of the Covid-19 virus and reduced staffing together with Oceana’s Company need to focus on providing services for their customers, beginning October 1, 2020 the front desk will no longer be accepting mail, packages, deliveries, or other items addressed to owners that are not on the Vacasa rental program. This includes all deliveries to the front desk.

*This will not affect homeowners on the Vacasa Rental Program.

·         * Those of you who are affected by this should make immediate arrangements to have your mail and all other deliveries redirected to a postal box or alternative recipient (this could be your rental agent, a friend, or a mail service).

·         * Please be aware that the Homeowners Association does not accept or manage mail or other deliveries for Owners or their guests.


These measures are being established permanently.

Dear Camelot By the Sea Homeowner,

We have been informed by USI Insurance Services that they are unable to find a carrier to provide competitive pricing for the bulk HO-6 insurance program covering all units at Camelot By the Sea HOA, Inc..

Therefore, on May 26, 2020 your current HO-6 policy that was previously secured for you by the HOA will expire. You must take action prior to May 26, 2020 to ensure you do not incur a lapse in this essential insurance coverage. 

A HO-6 policy is a necessity for condominium owners and includes insurance on all your personal belongings, furniture, fixtures and equipment, loss of rental income or loss of use and provides a liability insurance component in the event of an accident or injury in your unit.

If you have a mortgage, your lender most likely requires a HO-6 policy. In addition, if you rent your unit your rental agent most likely also requires a policy with adequate coverage.

It is your responsibility to contact your insurance agent and obtain your private policy. Should you not obtain this coverage you may be in violation of your mortgage agreement, your rental agreement and the master deed which governs your liability and responsibility in regards to your condominium property.

The Board of Directors has enacted a policy that all owners must obtain a HO-6 policy and provide proof of coverage to the HOA property manager (Resort Association Management) no later than May 26,2020.

We urge you to contact your insurance agent immediately to purchase a policy and obtain a declaration page in order to provide proof of coverage to the HOA. A copy of this declaration page must be forwarded to Resort Association Management. You will also receive this letter via US Mail. For your convenience, we have enclosed a prepaid postage envelope addressed to RAM for this purpose. You may also fax your declaration page to 843-497-8577 or email a scanned copy to

Waterproofing Project

Dear Camelot Owner,

As you may have seen over the past few months the front side (street side) of Camelot By the Sea has become dirty and faded. We are pleased to let you know we have been approved and have selected a contractor to begin the waterproofing project on the building and parking garage.  In an effort to have the street-side view of the parking garage addressed first, we will begin pressure washing starting tomorrow April 26th. This should have a minimum impact on guests and owners.  It is our intent to have the West, North and South walls completed by June 1st.  On a side note we have closed the 10th floor of the parking garage so the contractor can store their materials and rig the building for their work.  Periodically, during this process, we will be asking guests and owners to move vehicles on lower floors.  If we cannot get the vehicles moved then the contractor will place a car cover over the vehicle(s).


After the garage is complete, the contractor will be handling smaller areas and should not affect the owners or their guests.


 We will have more information about  Fall schedule in the coming weeks.  We will not be painting the ocean front side or deck coating balconies until a later date, potentially in 2020.
