Harbourgate

November 13, 2023

Dear Harbourgate Owner and/or Marina Guest,

We hope this email finds you well.  The purpose of this email is to update you and inform you a few items that will be addressed in the next few months.

#1 If you have a golf cart parked in the parking lot you will be required to have your cart registered with the DMV.  Here is a link to the application https://www.scdmvonline.com/vehicle-owners/types-of-vehicles/golf-cart

#2 The current area used and marked for golf cart and motorcycle parking will be moved to the far end of the long side of the building.  This area will still be under video surveillance.  We are moving to this area to open up parking by the loading dock. Once the golf carts and motorcycles are moved we will then re-stripe the six parking spaces on the loading dock side.

#3  The remodeling of the interior of the elevators is set to take place the week of November 13th.  One elevator will be operational at all times during this remodel process.

#4 There is a software update set for the elevators that will take 2 days.  This will take place the first week of December.

#5 All deliveries and moving trucks will now need to unload and load at the loading dock only.  There is to be no unloading or loading in front of the building. The front automatic doors have taken an extensive beating and tallied a large repair cost due to owners/guests jamming the doors open to move in or out items.  To prevent this we are asking all owners and guests to stop and use the loading dock moving forward.  The front doors are to be used for pedestrian traffic only.

#6 We will begin painting the attached list of doors at the property in late November.  The doors highlighted in green will be done November 27th through December 8th.  Each door will take 2-3 days to complete but this is dependent on weather.  Your door will need to left ajar periodically for drying purposes.  We will sand, prime and paint the doors to have them done correctly. certain doors and frames will be painted,  some units will only have their frames painted.  If you are not on the following list then you do not need to worry about this project.

Dear Valued Homeowners,

We hope this message finds you well. We wanted to provide you with a quick update following yesterday's storm that passed through the Myrtle Beach area. We're pleased to inform you that, as of now, no damage has been reported to our office at this time. Our initial walk-through revealed only minor debris and pool maintenance needs with general cleanup but no significant issues were identified. It seems like the storm had minimal impact on property. The team will continue to monitor the situation and perform any necessary general cleanup to ensure the resort remains in great condition. If you have any concerns or questions, please don't hesitate to reach out to us. Thank you for entrusting us with the care of your property.

Kind regards

Resort Association Management

Hello Harbourgate Owners,

This email is to inform you that the generator at Harbourgate Resort is not functioning correctly and has been turned to the "off position" to prevent further damage to the mechanical component.  This means that if the property loses power the elevators will not be in service as well as certain other mechanical components. The property is on "fire watch" until the generator's water pump can be replaced which should be no later than Friday.

We do apologize for the short notice but we were provided this information at 4:54PM on Wednesday August 30th.

If by chance the property loses power please shelter in place.  If you need to leave the property you will have to do so with caution using the stairwells.

We apologize for the inconvenience during this difficult time.   Please notify your rental company and/or guests.

Respectfully,

Resort Association Management

August 29, 2023

 Dear Owners,

As of today, Tuesday, August 29, 2023, the path of Tropical Storm Idalia remains undefined. At this time, we cannot predict how the event will impact our area.  For the most current information regarding the status of Tropical Storm Idalia and how it may affect our state please go to the South Carolina Emergency Management Division’s website at www.scemd.org

We hope that the storm is uneventful and deteriorates by the time it reaches our area.  As a precaution, we are taking the necessary measures to secure the property.

Although not required, here are a few preventative measures you or your guests can do to protect your unit in the event the storm strengthens…

Remove furniture and items from your balcony and store them inside your unit

Close and lock all sliding doors

Wedge towels between the sliding glass door and the threshold

Unplug all large appliances and televisions

Place towels at the base of your entry door and if applicable,  your P-Tac(s)

For those that may park under the building during a tropical store.  The HOA is  not responsible for any damaged caused by any damage from ceiling tiles or blown debris.

Please remember depending on the severity of the storm,  the procedure will be to close the pool and hot tub for safety during lightning and storms.

Resort Association Management will be utilizing the HOA’s website, www.ramresorts.com to keep you informed of developments as they unfold at the resort.

Respectfully,

Resort Association Management

Dear Valued Homeowners,

Harbourgate Resort HOA's contracted security company (AP Security) has updated their communication process.  Please review the following information.

The new dispatch number for AP Security Dispatch 843-913-8800 . This number will be answered 24 hours a day. This line is used to report security issues on the property that the on-duty security officer will respond to. The dispatch number will be used for all of the properties they service so it is important for the caller to specify what property they are calling from and provide as much information as possible about the issue.

Please note that if you call the dispatch number outside of the normal guard hours then dispatch will not be able to assist you.  You will need to call the appropriate emergency service for assistance or call back during security shift hours which is 5pm-3am.

Thank you and have a great weekend,

Resort Association Management

March 30. 2023

Hello Harbourgate Owners,

On behalf of your Board of Directors, we would like to apologize to our owners, long term renters, and guests for the inconvenience of the ongoing problems with the elevators.   The damage caused to the property was an unforeseen incident, resulting in extensive and costly repairs to the elevators.

With the assistance of our management company and Cavinder Elevator service we have been able to keep one elevator operating as best as it can.  The door operator on the right car is the issue and internal parts for the door operator are limited.  In addition, that elevator is trying to handle the workload for both elevators.

Unfortunately, we cannot predict interruptions to the elevator service.   Along with members of the board, members of RAM, our maintenance people, and security we will do our best to accommodate anyone that needs help getting to their units, but we cannot guarantee that someone will be there if and when the elevator may stop again.

We can inform you that all mechanical replacement parts for both elevators have been ordered and expedited. Cavinder Elevators will be onsite Monday April 3rd, to begin work on the left elevator.  The repair process will take roughly 3 days to complete. Once the left elevator is repaired, we will then shut down the right elevator and begin the process of completely updating that elevator as discussed at the Annual meeting.

As much as we are all working to help everyone through this, there are going to be trying times.  This is not something that anyone planned for, or intentionally caused, but it is our problem and we will find a way to work through it together. With that, we would appreciate your patience and understanding. We welcome your comments and concerns but please remember as homeowners and board members we are all in this together.

Respectfully,

Harbourgate Resort Board of Directors

Announcement Golf and Motorcycle ParkingThe HOA has implemented designated Golf Cart and Motorcycle parking areas at Harbourgate Resort.  These areas are located on the swing bridge side of the covered parking area and are to be utilized strictly for golf cart and motorcycle parking only.  If you own a golf cart or motorcycle and keep it at Harbourgate you need to park in these designated areas moving forward.

This is an attempt to free up some parking spaces as well as keep these vehicle types in the same area.
